Do I need planning permission for my property to rent it to three sharers?

You don’t normally need planning permission to convert a house into a shared house or a shared flat for three to six people.  Such a change is called permitted development.  However, Bristol City Council has bought into force new regulations, in certain areas where a planning application will need to be submitted if you wish to have more than three people living in a property, which has previously been occupied by a family
Three people can mean, three sharers, for example, three friends living together, or can even be created if you have two friends and one has a baby.
Areas in Bristol which are affected by this are;
Ashley, Cabot, Clifton, Redland, Clifton East, Cotham and Lawrence Hill wards.
One of the most important factors that many are not aware of, is that should the property have planning permission for more than three sharers to live in the property, should you wish to relet it to a family, planning permission must be sought again and granted, prior to the remarketing of the property for a family.
