1. Location, location, location – whether this is in a school catchment area, close to work or university or in the midst of the city everyone has a preferred location.
2. Well presented properties – a modern kitchen, neutral décor or modern kitchens make the world of difference to a property.
3. Appliances – stainless steel appliances and integrated white goods, i.e. dishwasher.
4. Parking – outside of permitted zones, residents can have an utter nightmare with parking. Off street parking is a real bonus for potential tenants.
5. Many tenants renting are saving for a mortgage or actively looking for a property to buy, therefore a shorter minimum tenancy is much more attractive to prospective tenants as it allows some flexibility.
6. A good relationship with the landlord/agent – meaning the property is kept in good order and maintenance issues are dealt with promptly.
7. Storage Space – whether this be in a cupboard, garage or basement, any storage space is viewed as a bonus!
8. Natural light – a property appears far more inviting if there is plenty of light!
9. Outdoor Space – this is particularly of benefit in an urban area.
10. Security – not necessarily alarms but proper security locks on doors and windows that close correctly will keep most tenants happy!
